from reading everyones post the end conclusion is,it's gonna be really hard to get the smell out so if you're not bothered with strong smells go for it if not then stay away.

If odor is the deal breaker, why not have in the sales contract said deal will conclude contingent on whether seller can effectively remove the odor. In other words have the owner remove at his cost. Trust me, any odor can be removed. Understand that the owner is putting his house on the market, so he is interested in selling.
