When we had our house built, we had a door framed out in a wall that was eventually to open into a garage. Then life happened and the garage never did. Twenty five years later, we're getting around to the garage. I wanted more than the two car addition we originally intended. So, a month ago we had some trees cleared (including an oak that was right in front of the house). The guy up in that hickory is crazy!
Sixty six thousand dollars later, we have a 40x30 structure - some of that figure includes materials and work that you don't see yet. It'll be large enough for all four of our cars and still have plenty of room for tool storage and a shop area.
The 9/12 pitch roof affords a 612 square foot room above the garage - A MAN CAVE! I wanted a dedicated music listening room, but friends kept nagging at me to put a TV in the room for the UGA games. The only way I was about to do that was with a projector and a screen that disappears into the ceiling when not in use, and my wife liked that idea. So, it's now a media room, but I'm not going to call it a damned home theater, nor will it be set up as one. Code requires that stinking window right where I don't want one, and after the final inspection it's a goner.
Obviously, it's not done yet, but it should be in a couple of weeks or so. I'm excited and so is my S!
That would have been nice, but it would have eliminated the room above - or, at least, diminished it unbearably. I tried to work out a larger garage that had a fifth bay with a lift, but finances precluded it. Between the garage, the room and the contents of the room, I'm flirting with the $100K mark and that's a little more than I wanted to spend. I'm semi-retired (three day weeks) and I'd like to stay that way. If I spend too much, I'll have to go back to working full time.
The picture of the room only shows the AdvanTech subfloor. On top of that will be a layer of mass loaded vinyl, a carpet pad and some berber carpet. The underside of the floor will get sprayed with a special open cell foam, as will the walls and ceiling. It's all getting sprayed and then closed.
None of that can happen until after the electrical is complete and passes inspection. That awaits getting the breezeway to the point that the garage can be connected to the house mains. That part only began on Friday, but it's already taking shape. We might be ready by tomorrow afternoon.
We haven't decided what to do with the concrete - probably going with an epoxy coat.
