Question for real estate agents
i'm looking to buy a home, and i was wondering if real estate agents actually charged people who are looking for homes - i know they take a commission for selling one, but not sure about the other way around. the amount of information online is overwhelming so i need some help.

Mingster: Yes and no. In most cases, the agents and brokers work for the seller. They all have a fiduciary responsibility to you to take utmost care in handling a sale of Real Estate but primarily work for the principle (seller). They will continue to do so unless you request that you as (buyer) be represented. You could go through the entire transaction without being represented. You can request that the broker work exclusively for you and that would be memorialized in an (agency disclosure). These days it seems that an agent will work for you free of charge because buyers make it happen. Especially if you are a well heeled buyer with large down, no property to sell or exchange and A+ credit. When you sit down with an agent, tell him or her this and request an (agency disclosure). Fill it out with agent representing (buyer). That may change when you find a property. At that point, the seller will be represented also. Make sure that you as (buyer)are represented by your agent. It's all about the (law of agency). Just make sure you are represented by an agent-broker. That covers you and puts their butts on the block.
