Buy a house.

I built a brand new home last spring, and I just sold it last week. I made about $40,000 in a year.

I would look in the suburbs of the area (within 1-1.5 hours commute). You should find something for a decent price. The good thing about these "bedroom communities" is that when the market dives, those values tend to shoot up, becuase those who cannot afford the in town locations anymore tend to move outside the city to more managable price ranges.
Interesting suggestion, but I do live in the suburbs. Median price in the San Fernando Valley is about $550+ right now. A few years ago, it was half that.

I live 11 miles from my workplace (also in the suburbs), and that's a 45-minute commute. It's so bad, that for a while I was riding a bicycle to work and I was able to meet or beat that time by 5 minutes.

There simply is no more affordable housing. There's no such thing as a "starter" to move up from. The middle class is California is getting squeezed hard.

Everyone who I know who is buying is moving up from something they already own, or are using the equity in their pre-bubble house to snap up other properties.

damn....that does suck....sounds like So Cal needs more mass transit (like NYC). My Fiance' has an uncle in NY, who lives in West Hampstead (i think) and commutes to work every day (1 hour by train / subway). There needs to be some more urban planning in order to open these cities up to more free-flowing traffic and more commuters.

When I said 1-1.5 hours, I was thinking like 45-50 miles outside of your work area. Get out into nowhere....find a little startup town and invest. The city will eventually grow and need to expand....and guess what....you will be in the right area at the right time.

Yes, but 1 to 1.5 hours is only 20 miles in my area. All that area is already built up. If I want a 300K home, I can do it, but I'd have to commute from the desert areas, and that's about 3 hours each way.

Hence why I stated that more mass transit. Something that is not subest to traffic (subway / high speed train). That is where the Europeans are kicking the living SHIIIT out of us Americans. They have people commuting from different contries to work(England to France). If we could get a rail system HALF as advanced as their's, you would not have this problem.
