Sorry to hear about your issues. Looks like that car was not well taken care of by the previous owner/s and they ended up selling to cut their own losses...

Buy a used unopened F22 and swap it in. F20/22 are very special engines with a high level of engineering put into every one of them. Off the shelf 3rd party rebuilds won't match the OEM Honda quality and precision. Car Analogy gave good reasons above.
