When/how do you decide if it's better to replace the soft top vs repairing it?

My 04 soft top started getting wear marks that turned into a tiny tear about a year ago (in the spot where there is a TSB for 05's, but not 04's). I had it patched by a place my local dealer recommended and they put a thick leather patch in each corner. Now, I have two large tears (about 4-5" along the seam near the patch) and another small (1/2" tear) near it.

Should I keep repairing (at a cost of $50-100) my top, or is it time to replace it?

I think the patches sped up, or even caused, the new tears by changing the way that the top folds up. I suppose the real cause may be a bad design of the metal bars. I have a feeling that if I keep repairing it, it will just keep tearing at an accelerated rate.

I plan on selling my car within a year, so that is also a factor (not sure how much money I'll get back if I replace the top vs. selling it with tears vs. selling it with patches).

Also, if I do patch or replace, anyone have OC (near Irvine) recommendations?
