Could be true. But with all new home sales building around us on 1-2 acre parcels running at $400K-$600K...I feel rather confident that $315K won't be an extremely tough pill for a county appraiser. But you make a good point! And I cannot appreciate enough that a home built in 1978 is not a home built in 2005. Then again...a home built in 2005...how good *is* the construction (ours is rock-solid! ).

Then again again... ... I'll be building my *next* house in 2005! So it better be built well!

When we were selling our house in Raleigh we got quite a few people with the similar comments. Our agent was always bitchin about the other agents bringing these people around who wanted things the house just didn't have like an extra bedroom, garage, basement, etc.

What a magnificent home! I have no doubt you took care of it meticulously. Whoever purchases your home is one lucky family. It is so good to see there are still fair and decent people out there. S2K members rock!

I cannot belive how inexpensive that is. 1-1/2 acre lots all the way up here in Hagerstown (western) MD go for 125K. Looking at your lot and house I would think it would be appraised a little closer to 400... but I dont know the area. Good Luck!

Thanks for all the kind words folks. Makes all the hard work and pride we have for this place more worthwhile (sorry...will be *most* worthwhile when the place gets a contract ). Thought I'd post some more pics up -- better resolutions & attempts at more panoramic views, etc.

We have had a couple more showings. All complimentary thus far. Realtor put a 1/2 page "Featured Home of the Week" listing in our town paper this week. She has an open house scheduled for this coming Sunday. So things are starting off on the right foot .

Looks even better with those pics. You get a much better sense of the layout inside and out. Good size master bedroom for house from 1978. Nice archway and kitchen as well.
