3-car garages are not always used for 3 cars.

If the area is growing, it may not be in the stick for long.

i would go with house number 1
the drawbacks to all the rest are just really bad for resale value... even if you decide you could live with them, when it comes time to sell, it's gonna be a real turn off for potential buyers. especially the sewage pond views
now as far as new carpeting and walls, you can factor that into the price of the house... since it's been sitting on the market for a while now, i don't see why they would not be willing to give you some cash back in escrow. basically this means you give them whatever offer you want (and since it's been sitting there for a while, you can even knock the price down another 10k or so..) then also negotiate they give you money back at hte close of escrow. get an estimate, see how much it'll cost to repaint the walls and get new carpeting, then tell them you want that much money back at the close of escrow.. pm me or call if you want me to explain this to you a bit more. i'm sure your agent will know what i'm talking about. best of luck!
