I thanked her for the written notice, and informed her of the actual law which says we have three days from tomorrow to leave.
You have more time than that. Her "eviction" notice doesn't legally count as one. She has not given you a written explanation as to why she is terminating your lease. If it were me i'd go out of my way to drive her crazy and put her in a nut house... but i'm like that.

More stomping on the floor and stereo music this morning. Funny thing is we started sleeping in the living room because our bedroom is already packed, so we can barely hear it. She only does it above the bedroom where she thinks we're sleeping...

Don't forget to leave some fish stuffed into the curtain rods, some smelly cheese in the electrical outlets, spam in the light sockets, etc. Pull up the carpet in one corner, throw some pureed sardines under there, and retack the carpet. If you can do any of that so the smell will waft up into her apt. after your gone and stink her place up to high hell, the better off you'll feel (at least I'd feel better).

My wife and I manage multiple properties. Even though this is CA and CO the same idea applies. It is a HUGE pain to evict someone. Basically they will need a court order and that can take weeks. In the meantime the tenant can do a few things to keep the lease active. You don't have to pay rent to the owner, instead to show good faith you can set-up a seperate bank account and pay the rent amount into it each month. When you get your time in court you can show this good faith as to your level of responsiblilty. Of course none of our tenants ever do this because if they were that smart and resourceful we wouldn't be evicting them anyway. However after all is said and done, you'll probably want to move since you'll have to face this irritation everyday.

Here is a great site for legal advise. They have a whole section on landlord/tenant rights.

Good Luck.

She's exploding soon.
Be careful and stay away from psycho.

Lol, she gave you an eviction note with her own hand writing. She's living in her own fantasy world where she believes she has ultimate authority.

You hit the nail on the head. Even though she's a renter as well, she has always referred to things on the property as hers. We thought it was just odd at first, but now we know better. She see's herself as the ruler of her domain, and I think what really sets her off is that she knows that I am not afraid to stand up to her BS. The only people she gets along with are those that she can impose her will upon...

Have you even spoken to the landlord? The crazy bitch is not the landlord, the property owner is the landlord. Have you had the police speak to her yet?

...and if she's not the landlord and has no legal basis for doing "landlordish" things (don't ya like that new word?), she can give you all of the notices she wants to. Until the property owner or legal guardian of the property presents your case to a court of law and gets an eviction notice filed, her threats are idle.
