The housemate(s) in question clearly don't like their rooms. It would seem to me then that their rooms are free for other uses. . . like you studying.

I'm the last person to be making suggestions on photo equipment; but I can tell you that when it comes to buying stuff (in general), try to buy things that have several good uses. Only specialize if there's real money involved (and/or if you're *that* good).
I don't need a descant Horn. At another $5K (on top of the $8K I'll probably spend on my next Horn), it's not worth it unless I'm in a named position at The San Francisco Symphony. . .

Conversely, smooth jazz is the same damn thing from the other way around; once serious and deep music repackaged to fit people who find Steely Dan a little too loud (and find the harmonies in their bridges a little too dissonant).
People listen to Dave Matthews, Jack Johnson, and John Mayer because they need "rock," but in this politely homogenized and digestible form. It's the musical equivalent of apple sauce: it's been mushed down for your digestion. The singers are cute - it must be good. I saw Dave Matthews solo open for The Who. . . he was drunk. Completely bombed. It was awesome - he didn't care what you thought; he knew Bob Dylan was in the audience, and he was scared shitless.
One of the best concerts I ever saw was Maroon5. I did not anticipate liking it. However, what touched my heart was the obvious look on every musician as they were phoning it in. These guys could do so much more, but they know that the money is in pablum - and the pained look on their faces was so satisfying.
While I'm insanely opinionated about music, I don't fret as much as I used to. The internet and the portable digital player have made music production and distribution so democratized, that people are less afraid of expressing themselves. Out of this new wellspring will (and has!) come forth great stuff. I'm far more optimistic than many of my peers.
